A Closer Look at Three Engagements
Challenge
Relocating Family Seeking a True Marina View
An international family relocating from Hong Kong wanted a home with a genuine marina outlook β not a partial view or one obscured by adjacent structures. Previous searches using general agents had produced a number of viewings that did not match their expectations.
Our Approach
Rather than presenting available properties immediately, the advisor spent the first session understanding exactly what "marina view" meant to this family β including preferred orientation, acceptable floor height, and the kind of water activity they wished to observe. A shortlist of three properties was prepared with full view photography. Two met the criteria clearly.
Outcome
The family selected a high-floor unit with unobstructed views of the marina basin within five weeks of their initial enquiry. The lease was secured with a marina access provision negotiated into the agreement. Custodianship was engaged at commencement and continues through the current lease term.

Challenge
Long-Distance Lease Execution Without Direct Oversight
A client based in Tokyo was finalising a lease on a Sentosa Cove apartment without being able to visit Singapore during the signing period. They were concerned about signing a lease they had not fully reviewed, particularly regarding the development's facility terms.
Our Approach
The lease advisory service was engaged remotely. The lease and development regulations were reviewed in full, and an annotated summary was prepared for the client's review. Two provisions were identified for negotiation β one relating to swimming pool access hours, the other to the landlord's right of re-entry. Both were resolved before execution.
Outcome
The client signed a lease with full confidence in its terms before arriving in Singapore. The tenancy portfolio was ready upon their arrival, and custodianship was arranged to begin during the initial settling-in period β with particular attention to the property's sea-facing fixtures.

Challenge
Maintaining a Waterfront Apartment During an Extended Overseas Posting
A Singapore resident was posted overseas for fourteen months but chose to maintain their lease on a riverside apartment in Robertson Quay. With no family member available to manage the property, they needed a custodian who could handle everything in their absence.
Our Approach
Custodianship was initiated at the start of the posting with a detailed onboarding inspection. Monthly reports were sent digitally, covering the state of the property, any vendor visits, and landlord communications. A monsoon preparation review was conducted in October, with balcony drainage and sealant repairs completed before the rains.
Outcome
The client returned after fourteen months to a property in the same condition as when they left. Two maintenance issues had been managed in their absence, documented, and resolved with landlord approval. The client has since renewed their lease and continues with the custodianship arrangement.
