Terms & Conditions

1. Definitions
In these Terms and Conditions, the following terms have the meanings set out below:
- "Service" means any consultancy service provided by Rumah Luxe, including Waterfront Residence Curation, Marine District Lease Advisory, and Waterfront Home Custodianship.
- "Client" / "You" means the individual who has engaged or enquired about engaging Rumah Luxe for any Service.
- "We" / "Us" / "Rumah Luxe" means the consultancy operating under the name Rumah Luxe, registered and operating in Singapore.
- "Agreement" means the engagement letter or service confirmation exchanged between us and the Client, together with these Terms.
- "PDPA" means Singapore's Personal Data Protection Act 2012.
2. Acceptance of Terms
By submitting an enquiry form, signing an engagement letter, or making payment for any Service, you confirm that you have read, understood, and agreed to these Terms and Conditions. These Terms apply to all Service engagements, whether initiated online, by telephone, or in person.
You must be at least 18 years of age and legally capable of entering into a binding agreement to engage our Services.
3. Service Description
Rumah Luxe provides specialist advisory and custodianship services relating to waterfront residential rentals in Singapore. The three core services are:
- Waterfront Residence Curation — Preparation and presentation of a curated property shortlist with supporting documentation and advisory guidance.
- Marine District Lease Advisory — Review, annotation, and negotiation support in connection with residential lease agreements for waterfront properties.
- Waterfront Home Custodianship — Ongoing property management and maintenance coordination for waterfront residences in Singapore.
Each Service is described in detail on our website and in the engagement letter provided prior to commencement. Rumah Luxe does not act as a landlord, property developer, or licensed conveyancer.
4. Fees and Payment
4.1 Fees
Fees for each Service are as stated in our current schedule and confirmed in writing prior to engagement. Current fees are:
- Waterfront Residence Curation: SGD 205
- Marine District Lease Advisory: SGD 740
- Waterfront Home Custodianship: SGD 1,420 per month
4.2 Payment Terms
Fees are payable in Singapore Dollars (SGD) by bank transfer or other agreed method prior to service commencement unless otherwise specified in the engagement letter. Custodianship fees are invoiced monthly in advance.
4.3 Refunds
Where a Service cannot be delivered due to a fault on our part, a proportionate refund will be considered. We do not offer refunds where the Client has changed their requirements after service delivery has commenced. Refund requests should be submitted in writing to [email protected] within 14 days of the issue arising.
5. Client Responsibilities
To allow us to deliver Services effectively, you agree to:
- Provide accurate and complete information about your requirements, lease documents, and property details
- Inform us promptly of any changes to your circumstances that may affect service delivery
- Authorise us in writing before we communicate with landlords, agents, or vendors on your behalf
- Review and confirm advisory documents within reasonable timeframes
- Not engage other consultants on the same matter without informing us
6. Intellectual Property
All advisory materials, tenancy portfolios, and written reports prepared by Rumah Luxe are the intellectual property of Rumah Luxe until fees are settled in full. Upon payment, the Client receives a personal, non-transferable licence to use these materials for their own residential tenancy purposes. Materials may not be reproduced, shared commercially, or used for purposes other than those intended without our written consent.
7. Limitation of Liability
Rumah Luxe provides advisory and custodianship services. Our advice is based on our professional assessment and is not a substitute for legal counsel, financial advice, or structural engineering assessment. We are not liable for:
- Decisions made by landlords, agents, or developers
- Lease terms that are not within our scope of review
- Property defects not identified during scheduled inspections
- Consequential, indirect, or punitive losses arising from reliance on our advice
Our aggregate liability for any Service engagement shall not exceed the total fees paid for that engagement.
8. Confidentiality
We treat all client information as confidential and will not disclose it to third parties except as required to deliver the Service or as required by Singapore law. Clients are similarly requested to treat any proprietary information, processes, or materials provided by Rumah Luxe as confidential.
9. Termination
Either party may terminate a Service engagement by providing 30 days' written notice. Custodianship engagements require notice in advance of the next billing cycle to avoid further invoicing. We reserve the right to terminate an engagement immediately where a Client has provided false information, has behaved in a manner that is unreasonable or abusive toward our team, or has breached these Terms in a material way.
10. Dispute Resolution
In the event of a disagreement arising from a Service engagement, we ask that you first write to us at [email protected] to allow an opportunity for informal resolution. Where resolution cannot be reached, disputes shall be subject to the exclusive jurisdiction of the courts of Singapore, and governed by the laws of Singapore.
11. Changes to Terms
We may update these Terms from time to time. Where changes are material, we will notify active clients by email with reasonable advance notice. Continued engagement following any update constitutes acceptance of the revised Terms.
